Executive summary

Ontario renovation costs in 2026 remain sharply tiered by scope: the gap between a cosmetic refresh and a full gut is typically 2–4×, and the single biggest cost driver across nearly every project is labour and site preparation — the work hidden under the finished surface.

Key findings: a mid-range bathroom runs $10,000–$21,000+ while a primary ensuite reaches $35,000+; a full basement finish costs $50–$100 per square foot province-wide (up to $130 in Toronto); and a standard furnace-plus-AC replacement for an 1,800 sq ft Ontario home lands at $8,000–$13,900.

On the financing side, a $500,000 Ontario home with 20% down at a 5.00% rate costs roughly $2,326/month in principal and interest alone — before taxes, insurance, or utilities. Every figure in this report links back to a free NorthPeak calculator where readers can build their own estimate.

Bathroom renovation

Moving plumbing and custom showers are the two great budget multipliers.

Project bands

Ontario planning ranges, 2026
ScopeRangeWhat it includes
Cosmetic refresh$5,000–$10,000Keep layout; new vanity, fixtures, paint, limited tile
Full mid-range remodel$10,000–$21,000+Most finishes replaced; new tub/shower, floor, vanity
Primary ensuite$18,000–$35,000+Custom shower, premium tile, double vanity, layout changes
Contingency guidance: hold ~10% for a newer home, 12–15% for a typical remodel, more for older homes or signs of moisture.

Kitchen renovation

Cabinetry is usually the largest single line item; keeping the layout is the largest single saving.

Basement finishing

Waterproof first, finish second — moisture work is the line item most quotes understate.

Per-square-foot bands

Ontario planning ranges, 2026
MarketRange
Ontario (full renovation)$50–$100 / sq ft
Toronto (standard finish, before structural/waterproofing)$65–$130 / sq ft
Some Southern Ontario sources cite roughly 70–75% cost recovery on well-planned finished basements — but there is no guaranteed province-wide return.

Driveway paving & sealing

The base under the surface decides whether a quote stays simple.

Surface material comparison

Ontario planning ranges, 2026
MaterialRangeNote
AsphaltCA $4–$12 / sq ftFlexible in freeze-thaw; seal every 2–4 years
ConcreteCA $7–$18 / sq ftLong life; vulnerable to salt and cracking; stamped finishes $15–$22
GravelCA $1–$3 / sq ftCheapest upfront; ongoing grading and stone
InterlockCA $10–$20 / sq ftHigher labour; units can be lifted and reset
Worked example: a 20×20 ft two-car asphalt driveway (400 sq ft) typically lands around C$2,800–C$6,500 in Ontario (HomeStars; project-landscaping.ca). Sources: HomeStars Canada asphalt driveway price guide, project-landscaping.ca Ontario 2026 cost guide, Country Contracting (Minden, ON).

House painting

Prep is where cheap quotes cut time — and where expensive ones earn it.

HVAC replacement

Size it with a heat-loss calculation, not a rule of thumb.

Worked example: 1,800 sq ft Ontario home

Standard-efficiency gas furnace + central AC, existing ducts, 2026
LineRange
Equipment (matched indoor + outdoor)$4,800–$8,500
Installation labour$2,800–$4,500
Total installed$8,000–$13,900
Typical 1,500–2,200 sq ft Ontario homes: $8,000–$16,000 before major duct or electrical work. Annual heating comparison (modelled): 96% gas furnace ~$560/yr vs. heat pump ~$700/yr at current Ontario utility assumptions.

Roof replacement

Roofers price the sloped surface — not your home's living area.

Installed bands by material

Broad 2026 planning figures
MaterialRange
Asphalt shingles$3–$9 / sq ft
Metal roofing$5–$16 / sq ft
Tile / clay$7–$25 / sq ft
Slate / stone$10–$30 / sq ft
Worked example: a 2,000 sq ft footprint with a 6/12 pitch in asphalt shingles (one tear-off) plans at $9,616–$28,848. Tear-off allowance: $1–$3 / sq ft of roof surface.

Mortgage payment example

Principal and interest only — the number every buyer should know before house hunting.

Worked example: $500,000 Ontario home

20% down · $400,000 principal · 5.00% nominal (compounded semi-annually, Canadian convention) · 25-year amortization · monthly payments
FigureAmount
Monthly payment (P&I)~$2,326
Down payment$100,000
Mortgage principal$400,000
Excludes mortgage default insurance, property tax, home insurance, condo fees, closing costs, and rate changes at renewal. Canadian mortgages often renew before the amortization ends, so lifetime totals are comparison estimates only.

Methodology & sources

This report compiles the planning ranges published on NorthPeak Estimates' free Canadian cost calculators, each calibrated to published 2026 contractor pricing and checked in October 2026. Figures are budgeting ranges — not contractor quotes — and exclude HST/GST unless noted. Regional labour, site access, finish level, and hidden conditions (moisture, structural issues, outdated wiring) can move real quotes outside these bands.

Calibration sources cited across the calculators include HomeStars (2026 Canadian cost guides), Angi (2026 national data), HomeAdvisor, Home Depot Canada, the Canadian Home Builders' Association, and Networx. The mortgage example uses the standard Canadian semi-annual compounding formula. Full per-figure sourcing is documented in the report's data file.
